As you may recall, approximately 2 years ago, approval from the city was received to demolish the two one-story houses at 2400 and 2412 St. Charles Avenue on the corner of First Street. The plan for the replacement structure was residential condominiums. This plan did not pan out and the property was then marketed to other developers.
As of last Friday the property has a new buyer, Colonial Oaks Senior Living based in Houston, TX. They have numerous buildings in the Houston area and a few in the Southeast. A local developer, Felicity Property Company whose CEO is Tom Winingder will construct the project. The plans call for raising the height of the rear of the building from 40 to 60 feet, though the original plan for a lower height in the rear was intended to accommodate the neighborhood and lessen the impact of the mass of the building.
Some of the immediate neighbors of this property have organized an informational meeting with the developer and/or buyer. It will be held on Monday, April 24 at 5 PM at McGehee School. (Exact location TBD)
It is important to note we are not asking if you will support or oppose such a project. For now, we simply wanted to bring this to your attention.

The Garden District Association has not yet taken a position on this project but will earn more and discuss it at its Board meeting this week.
